Why not take the free inspection from a repair company?
Because a free visit from a company that sells piers is a quote, not an opinion. This firm sells and performs no repairs, so the report has nothing to protect except the reading.
How fast does the report arrive?
Stamped the same day, Monday to Saturday. Option periods in Texas run three to seven days, so the report is written for that clock rather than for an office schedule.
What can't a home inspector do?
A licensed home inspector cannot render a structural engineering opinion, size a beam or seal a drawing. When a foundation is in question, Texas practice sends the answer to a Professional Engineer.
What is actually measured?
A digital manometer is read across the whole footprint, to ±0.01 inches, and drawn as elevation contours over your floor plan. The exterior and interior walk are recorded beside it.
What happens if repairs are needed?
You get the repair written in engineering terms, so every bid you collect is for the same work: same pier spacing, same depth, same price basis.
